Corporate Site Survey & Aerial Feasibility Study

Client — Costco Wholesale- LondonYear — 2025Location — London, ON (Wellington Rd S & Hwy 401)Capabilities — Videography, Drone

The Brief

Conduct a comprehensive visual site survey for a prospective high-density retail/commercial development at Wellington Road South and Roxburgh Road in London, Ontario. The objective was to capture aerial perimeter context, highway access points off Highway 401, and surrounding commercial density to support remote C-suite site selection for a confidential enterprise client.

The Challenge

Documenting site visibility and transit friction required executing precise flight paths adjacent to the heavy-traffic Highway 401 corridor and the busy Wellington Road South arterial intersection. Aerial operations had to accurately map out multi-directional vehicle access, lot geometry, and regional connectivity within active commercial airspace guidelines.

The Approach

Executed dynamic flight paths combining high-altitude overviews with low-altitude elevation passes along Roxburgh Road to highlight primary ingress and egress points. Captured targeted line-of-sight views from Highway 401 to demonstrate visual exposure for prospective anchor retail footprints.

The Work

Delivered a complete visual asset package featuring 4K aerial imagery, steady highway-exposure video passes, and spatial overview shots detailing the site's proximity to key transit corridors and suitability for major commercial/retail development.
